Isa Kamuhangire: Building Uganda’s Affordable Housing Future

In the crowded neighborhoods of Mbarara, Uganda, where the walls of homes seemed thinner than the hopes of those who lived in them, Isa Kamuhangire witnessed hardship in its rawest form. His father had passed away when he was young, leaving his mother to care for 23 children on a single income from her market stall. Rent swallowed most of her earnings, forcing the family to make impossible choices between food, healthcare and education. One night, when the landlord evicted them and seized their belongings, Isa felt the weight of systemic poverty firsthand. That moment of vulnerability became the seed of a vision, one that would transform not only his life but the lives of hundreds of Ugandan families.

“I was born and raised in Mbarara, Uganda, in a slum community where poverty was a daily reality. After losing my father at a young age, I watched my mother, a market vendor raising 23 children, spend most of her income on rent leaving little for food, education or healthcare. One evening, our landlord locked us out and seized our belongings. That painful moment planted the seed for my mission to fight rental poverty,” Isa recalls.

From this crucible of hardship, Isa’s journey to entrepreneurship was forged. He first trained as an electrical engineer, specializing in renewable energy. For over eight years, he worked as a solar and clean energy specialist, gaining firsthand experience in using innovation and sustainability to solve real-life challenges. Later, he pursued a degree in Project Planning and Management, equipping himself with the skills to design and manage complex initiatives.

“Bringing together my personal journey, education and professional background, I founded Smart Fundi Solutions to empower families like the one I grew up in. Our mission is simple but powerful: to create pathways for low- and middle-income families to move from renting to owning climate-smart homes,” he explains.

Building Solutions for Uganda’s Housing Crisis

In 2020, Isa transformed his vision into reality by founding Smart Fundi Solutions (U) Ltd, rebranded from Bamusalim Services Ltd. The company was created to tackle one of Uganda’s most pressing challenges: housing. Over 70% of low- and middle-income families are trapped in rental poverty, spending more than half of their income on rent. Isa recognized both the pain and the opportunity in this market gap.

“I founded Smart Fundi Solutions (U) Ltd, rebranded from Bamusalim Services Ltd in 2020, to tackle one of Uganda’s most pressing challenges; housing. Over 70% of low- and middle-income families are trapped in rental poverty, spending more than half of their income on rent, often leaving little for food, education or healthcare,” he says.

The company innovates through affordable, climate-smart homes constructed with eco-friendly interlocking blocks made from readily available materials such as waste soil from pit latrines, tanks and land leveling. The Rent-to-Own model allows families to transition from renting to ownership without the heavy burden of traditional mortgages, turning rent into an investment rather than a cost.

Headquartered in Mbarara and Kampala, Smart Fundi operates with a dedicated team of 14 employees, including 8 full-time staff. To date, the company has completed over 72 projects and enrolled more than 100 families into its Rent-to-Own housing scheme.

Innovation, Resilience and Community Empowerment

Isa’s journey was not without challenges. Affordable housing was once considered almost impossible without heavy donor support. Today, recognition for green, sustainable construction and innovative financing models is growing but staying ahead requires constant adaptation.

“When we started, affordable housing was seen as almost impossible without heavy donor support. However, today, there’s increasing recognition of green, sustainable construction technologies and innovative financing models. To stay ahead, we’ve focused on three things: innovation in materials, partnerships and skills empowerment,” Isa says.

Smart Fundi promotes eco-blocks that reduce costs and save the environment, partners with over eight banks and microfinance institutions and trains women and youth through the Smart Fundi Academy to produce blocks and build homes. This approach ensures communities not only benefit but also actively participate in driving change.

The path to success was never smooth. Isa recalls the difficulty of securing finance, as traditional banks often struggle to understand innovative models like Rent-to-Own. Community acceptance was another hurdle, convincing people that unburnt interlocking blocks were as strong as fired bricks.

“One of the biggest challenges was access to finance. Traditional banks often do not understand innovative models like rent-to-own and raising capital as a young company was difficult. Another challenge was community acceptance, convincing people that interlocking blocks, which don’t require burning, are as strong as fired bricks,” Isa reflects.

The key lesson from these challenges, he says, is persistence. “People may resist change at first but if your solution truly addresses a need, with consistency and education, they will adopt it. Partnerships and trust-building are everything.”

Transforming Lives and Communities

Isa’s approach has created tangible results for families and communities. Over 100 families have joined the Rent-to-Own Scheme, building equity and moving toward home ownership instead of paying rent indefinitely. More than 103 women and youth have been trained in eco-block production and construction, gaining valuable skills and employment. Each home built contributes to environmental conservation, saving trees from kiln burning.

“One of our proudest achievements is helping over 100 families join the Rent-to-Own Scheme, enabling them to build equity and move toward ownership instead of paying rent indefinitely. Another is our training of 103 women and youth in eco-block production and construction, giving them skills and jobs that change their lives. Each home we build not only shelters a family but also represents environmental conservation, as our technology saves trees from being cut for kiln burning,” he says.

Isa’s vision extends beyond housing. He is deeply involved in initiatives for youth and women empowerment, financial literacy, entrepreneurship training and renewable energy adoption. For him, business is not merely about profit but about building thriving communities.

“Yes, I am deeply passionate about youth and women empowerment beyond housing. I’m involved in community initiatives around financial literacy, entrepreneurship training and renewable energy adoption. For me, business is not just about profit it’s about creating sustainable impact and building communities that thrive,” Isa notes.

Isa emphasizes the importance of starting small and focusing on solving real problems for those starting their businesses. “Start small but start. Use what you have and build gradually. Focus on solving a real problem, not just making money. Surround yourself with the right partners and mentors and don’t fear collaboration. Most importantly, be patient and persistent in housing and construction, trust takes time but once people see results, opportunities open up.”

He is also excited about innovations in the field, particularly the integration of digital technology. Smart Fundi is preparing to launch the Fundi App, connecting skilled artisans trained through the Smart Fundi Academy to homeowners, contractors and institutions, creating jobs, ensuring transparency and enhancing service quality. “On the project side, we are also preparing to launch our first structured training cohort with support from Oiko Credit International, which will integrate both practical and formal training modules, addressing previous gaps and ensuring stronger long-term impact for youth and women.”

A Vision for People and the Planet

Reflecting on his journey, Isa’s guiding principle has always been to put people and the planet before profits. “The biggest lesson I’ve learned is that business must be for people and the planet, not just profits. By focusing on transforming communities through affordable housing for low-income families and empowering youth and women, Smart Fundi has been able to grow steadily. For me, leadership is about creating a vision that others believe in and equipping them with the tools to succeed. When your mission aligns with people’s real needs, growth becomes natural and sustainable.”

Isa Kamuhangire’s story is not just about building homes; it is about building hope. From the slums of Mbarara to leading an innovative company transforming Uganda’s housing sector, Isa has shown that entrepreneurship grounded in resilience and purpose can create a ripple effect of social and environmental impact. Every block laid, every family moved from renting to ownership and every artisan trained is a testament to his unwavering belief that business can be a vehicle for lasting change.

His journey continues, guided by a vision of communities that thrive, not merely survive. In a world where housing often seems out of reach, he is proving that sustainable, inclusive and innovative solutions can turn dreams of home ownership into reality, one eco-block at a time.
